Booking Information

Here are our booking conditions, together with some useful information about your stay. Please contact us if you have a question or wish to make a booking.

  • Weekly bookings run from Friday to Friday and Monday to Monday.
  • Short breaks are available throughout the year. These are either two-night or three-night weekend breaks from Friday to Monday or three-night or four-night midweek breaks from Monday to Friday.
  • Arrival is from 4.00 pm and departure by 10.00 am.
  • All prices are in Pounds GB and are fully inclusive of electricity, heating, bed linen and towels.
  • A deposit of 30% of the cost of the holiday is required at the time of booking. The balance is payable six weeks prior to the arrival date. If the booking is made within six weeks of the arrival date, the full rent is payable immediately.
  • All payments shall be made by cheque or credit / debit card on-line. 
  • We provide free Wi-Fi for use with your own laptop.
  • High chair and cot (without linen) are available on request free of charge.
  • Swingletree is non-smoking
  • We accept up to two dogs in Swingletree by prior arrangement at the time of booking. 
  • CANCELLATION POLICY

    Cancellations must be immediately notified to us by phone and confirmed in writing. The treatment of a cancellation will depend on the date the booking was made, and when the cancellation is made:-

     For bookings placed from 9 January 2021 the following T&Cs apply:-

    In the event of a National Lockdown situation and/or in the event that the address on the booking form being placed into a Tier by Government which has a Do Not Travel restriction placed on it you will receive a full refund.  

    In the event of cancellation for any other reason (including guests for falling ill with Covid or any other illness, for a requirement to self-isolate or quarantine, or for a Track & Trace alert preventing travel) we will endeavour to re-let the cottage. If we are able to re-let your booking, we will refund to you the final letting price (which may be less than you paid) less a small administrative charge.  If we are unable to re-let your booking, the booker is legally responsible for the balance in full and any refund, part refund or booking deferral, will be at the sole discretion of the owner. For this reason we strongly recommend you take out your own suitable travel insurance, especially those with options which include cover for COVID-related cancellation.

    Bookings placed between 18 June 2020 and 8 January 2021 have Cancellation Protection cover under our Master Cancel Policy, that is:-

    If you cancel from 60 days up to and including 2 days before check-in date, you will receive a full refund of the lodging costs you have paid. Only lodging costs are refunded. Additional extras, including but not limited to cleaning fees, tax and other ancillary charges are not refunded. Refund payment for cancelled booking will be released back to the cancelling guest on the scheduled date of check-out of the original booking. Cancellations made 1 day prior to, or on the day of, check-in will not be eligible for refund. Example: for a check-in on Saturday you could cancel the prior Thursday before 16.00 and be reimbursed in full, but not on Friday (1 day prior) or Saturday (day of check-in).  For this reason we strongly recommend you take out your own travel insurance for UK holidays which covers booking cancellations.

     If you cancel 61 or more days before check-in date, we will endeavour to re-let the property for those dates.  If we are able to re-let your dates, we will refund you the deposit amount (which may be less than you paid – e.g. if the final letting price was discounted or only some of the days are re-let) less an administration fee of 10%. If we are unable to re-let you remain responsible for the deposit and there will be no refund under any circumstances. For this reason we strongly recommend you take out your own travel insurance for UK holidays which covers booking cancellations.

     Bookings placed before 18 June 2020 are subject to the same cancellation terms as those placed after 9 January 2021.

  •  CIRCUMSTANCES ON SITE BEYOND THE CONTROL OF THE OWNER

    If for any reason we have to cancel your booking in advance due to circumstances beyond our control at our site – for example fire, flood, or destruction/damage to the property – then we will at our sole discretion seek to find you comparable accommodation for your dates, or will offer you alternative dates, a full value voucher, or we will refund the full amount of the booking. If we have to terminate your holiday early for the above reasons you will be relocated/credited/refunded part of the booking fee value based on the time remaining of the booking. This will be the full extent of the liability of the Owners.  No additional compensation, expenses or costs will be payable.

  •  FORCE MAJEURE

    Other than holidays covered by the Cancellation Protection conditions above (for bookings made after 18 June 2020), we do NOT cover you for your holiday being unavailable due to natural disasters, terror attacks, acts of war, hijacking, riots, incidents of civil unrest, pandemics, epidemics, or general restrictions on movement imposed by local or national Government, which may prevent you from taking your holiday.   We would strongly advise that guests take out travel protection which covers booking cancellation and trip interruption.
